The site is zoned for residential use; the plans for the development follow this zoning with special allowances for greenspace and greenery.

The North Gaia EC is designed by David Teo Architects, who believe environmental design should be considered from the outset — creating more land for greenery and greener areas to grow naturally; improving air quality; building in seismic resilience; increasing biodiversity; reducing air pollution through stormwater harvesting technology, etc.
Here are some important details:
• A maximum height limit of 1.5m at all times (since it sits on top of a steep slope).
• No motor vehicles allowed (see above).
• All new construction must obtain permits from the Land Transport Authority before it can be built (this doesn’t mean they can’t build outside this timelimit if local conditions permit).
• No servicing or alterations permitted within 100m of any existing structure or networked items such as power cables or phone lines.
• All new construction must comply with all relevant regulations (including Building Control) before it can be built. North Gaia EC Amenities

As it turns out, the northernmost part of Singapore is quite the playground for nature lovers. In the year 2000, a group of nature advocates began work on a project that would link up with some of the local mangrove habitats and create a reserve in which to preserve these unique ecosystems. The plan was to create a park-like environment and encourage nature lovers to visit it.
The result has been an ecologically-rich landscape that’s able to see many kinds of birds and animals, as well as an assortment of other species such as turtles, sea turtles, manatees and sharks.
Sing Holdings Limited (the developers) teamed up with the Nature Reserve Trust (the conservationist NGO), which manages the area for both their benefit and the public’s enjoyment. As a result, over 30 species have been documented at this site, including two types of turtles: green turtles (“Chelonia mydas”) and leatherback (“Dermochelys coriacea”).
Such conservation efforts are not without controversy however. Aside from being located in one of the most densely populated areas in Singapore (just a short walk from residential areas like Punggol), there’s also a question about whether it’s even possible to truly protect these endangered species. If they’re not protected at all, then their populations won’t be sustainable — and if they are protected but not sustained , then their population will eventually collapse.
The largest natural park in Southeast Asia is Singapore’s Khatib Bongsu Nature Reserve (KBRN). It covers 40 hectares eastward along Yishun Avenue 9 towards Yishun Avenue 9B — about half a kilometre north of North Gaia EC . The site is bordered by Serangoon North Road on its west side; Serangoon North Road West on its northwest side; Toh Guan Road on its east side; Queensway Crescent on its south side; and Yishun Avenue 9 (North End Drive) on its north side.
KBRN has been designated as an IUCN Category 2A site under Annex 4(2) of IUCN’s Red List for Threatened Species . It meets all three criteria for this category: no less than 50% or more than 80% forest cover; fewer than 50% or more than 30% permanent water bodies; less than 30% permanent grasslands or shrubs . In addition, KBRN covers some areas with mature mangrove forests .
